New Mixed-Use Development Will Bring 444 Housing Units, Office Space and Commercial Uses Near Queen Street Corridor
The City of Brampton has taken another significant step toward accommodating future growth after approving a major mixed-use development that will introduce a 34-storey residential tower and a three-storey office building in the city’s east end.
Brampton’s Planning and Development Committee recently approved zoning and official plan amendments for the project, paving the way for the construction of 444 residential units on a vacant site located on Ebenezer Road, northwest of the intersection of McVean Drive and Queen Street East.
The development is being proposed by Massi Place Inc., with planning applications submitted through Candevcon Group Inc. The project will transform the currently vacant 2.4-acre property, which has historically been designated for agricultural use, into a modern mixed-use community designed to support Brampton’s long-term growth objectives.
In addition to the residential tower, the proposal includes a three-storey office building, ground-floor retail and commercial space, and a new public road that will improve accessibility and support future development in the area.
City planners have identified the location as part of a future Major Transit Station Area, where higher-density development is encouraged to support public transit investment and create complete communities where residents can live, work and access services within close proximity.
According to a city planning report, the development aligns with Brampton’s vision for the transformation of the Queen Street Corridor into a vibrant urban area featuring a mix of housing, employment opportunities, commercial activity and enhanced transit connections.
Planning staff noted that the project will contribute to housing supply diversification by introducing purpose-built rental housing while making efficient use of existing and planned municipal infrastructure. The proposal is also expected to support employment growth through the inclusion of office space and commercial uses.
City officials emphasized that developments of this nature are critical as Brampton continues to experience rapid population growth and increasing demand for housing options. The project supports broader municipal objectives related to smart growth, sustainable land use planning, transit-oriented development and urban intensification.
The 34-storey tower will become one of the more prominent residential buildings in the area and is expected to play a key role in shaping the future skyline of East Brampton. The inclusion of retail and commercial uses at street level is intended to create a more active and pedestrian-friendly environment while serving the needs of residents and workers in the surrounding community.
The application was approved by the Planning and Development Committee through a consent agenda process without debate or discussion, reflecting broad support for the proposal and its consistency with the City’s long-term planning policies.
As Brampton continues to evolve into one of Canada’s fastest-growing urban centres, projects such as this are expected to help address housing demand while creating more complete, connected and transit-supportive communities.
The proposal now moves forward through the next stages of the development approval process before construction can begin.
