As the Greater Toronto Area sees a rebound in real estate sales, the aftermath of the 2022 market peak continues to ripple through Brampton, with another home selling at a significant loss.
The Toronto Regional Real Estate Board reported a sharp increase in sales this November, with 5,875 homes sold across the GTA — a 40.1% jump compared to 4,194 in the same month last year. Lower borrowing costs have fueled affordability, enticing more buyers back into the market.
However, for those who purchased during the record-high prices of early 2022, these favorable conditions have come too late. Many homeowners are facing steep losses. In Brampton, a home at 5 Bassett Crescent was sold in November for $520,000 less than its original purchase price, marking one of the region’s most striking losses this year.
“This one is going to hurt,” noted real estate commentator Shazi on X (formerly Twitter). “Bought for $1.8M just days after it hit the market in 2022. The lender took over and just sold it for a mind-blowing $520K LOSS.”
The property, located in the Credit Valley neighborhood, was purchased on Feb. 7, 2022, for $1,800,000. By July 2024, it was relisted for $1,399,000. After a further price drop, it was listed again on Nov. 19 for $1,283,999, eventually selling on Nov. 27 for $1,280,000.
Compounding the situation, the home was listed under a power of sale, a legal process allowing lenders to sell a property when a borrower defaults on their loan. The November listing indicated that the property was vacant and ready for immediate showings.
The two-storey brick home boasts four bedrooms, a gourmet kitchen with a breakfast room leading to a deck, and a cozy family room with a fireplace overlooking the backyard. It also features a finished basement with a separate entrance, complete with a second kitchen, recreation room, living room, and one bedroom.
Despite the current uptick in sales, these cases underscore the challenges faced by buyers who entered the market during its peak. For many, the road to recovery remains uncertain.
