GTA’s 10 Cheapest Neighbourhoods for Homebuyers Revealed in New Report

A fresh report from real estate platform Wahi has identified the 10 most and least expensive neighbourhoods for homebuyers across the Greater Toronto Area (GTA), just as spring—the peak season for real estate—approaches. Despite a sluggish market, with February seeing a 27.4 percent drop in MLS home sales (4,037 total) and a 2.2 percent decline in the average selling price to $1,084,547 compared to last year, a recent Bank of Canada rate cut might spark renewed buyer interest.

Wahi’s analysis, based on median home sale prices in GTA neighbourhoods with at least five transactions in February, highlights affordable options, mostly in Toronto’s suburbs, with two downtown pockets making the cut. These lower-cost homes are likely condos or townhouses. Here’s the list of the 10 least expensive neighbourhoods and their median prices:

  • Queen Street Corridor, Brampton – $452,500
  • Bermondsey, North York – $495,000
  • The Elms, Etobicoke – $510,000
  • Flemingdon Park, North York – $518,000
  • Woodbine, Etobicoke – $520,000
  • Pine Valley Business Park, Vaughan – $535,000
  • Bay Ridges, Pickering – $540,000
  • St. James Town, Old Toronto – $540,000
  • Core Mississauga – $550,000
  • Church-Yonge Corridor, Old Toronto – $555,000

In contrast, the priciest neighbourhoods feature the GTA’s largest homes and estates. The top 10 most expensive areas and their median prices are:

  • Eastlake, Oakville – $2,865,000
  • Southwest Oakville – $2,220,000
  • Old Oakville – $2,070,000
  • Hogg’s Hollow, North York – $2,042,500

  • Victoria Square, Markham – $2,000,000
  • Sunnylea, Etobicoke – $1,991,500
