Two Major Residential Projects Proposed for Brampton’s Mayfield Road Corridor

Two significant residential development proposals could bring nearly 550 new housing units to Brampton’s rapidly growing Mayfield Road corridor near the Caledon border, marking another major step in the transformation of the city’s northwest communities.

The City of Brampton is currently reviewing applications for two neighbouring properties located west of Airport Road on Mayfield Road. Both proposals feature 12-storey mixed-use apartment buildings accompanied by townhouse developments, with zoning bylaw amendments and draft plans of subdivision under consideration.

The first proposal, submitted by Blackthorn Development Corp. on behalf of Royal Empire Group Inc., is planned for a 1.79-hectare (4.42-acre) site at 5923 Mayfield Road. The development would include a 12-storey apartment building containing 181 residential units with commercial office space on the ground floor. The proposal also includes 52 townhouse units, two semi-detached homes, and 204 parking spaces.

The second application, submitted by KLM Planning Partners on behalf of Upper Mayfield Estates and Caliber Homes, is proposed for the neighbouring 1.62-hectare (4-acre) property at 5875 Mayfield Road. This project would feature a 12-storey mixed-use apartment building with 250 residential units and office space, along with 64 three-storey townhouse units and 344 parking spaces.

Combined, the two developments would add approximately 549 residential units to the area, helping to address Brampton’s growing demand for housing while introducing a mix of higher-density and ground-related housing options.

City planners are examining several key aspects of the proposals, including the height of the buildings, the proposed mix of residential and commercial uses, existing and future transit infrastructure, and buffering requirements such as setbacks, transitions, and landscaping designed to integrate the developments with surrounding properties.

The proposals were presented during statutory public meetings held at the City of Brampton’s Planning and Development Committee meeting on June 15. No members of the public came forward to provide comments or raise concerns regarding either application.

Ward 9 and 10 Councillor Gurpartap Singh Toor welcomed the progress, noting that many parcels of land in the area have remained vacant or underutilized for decades.

He described the current period as an exciting time for the community, highlighting the significant growth and development activity taking place across northwest Brampton. According to Toor, the pace of development in Wards 9 and 10 has increased dramatically over the past four years as the city continues to expand.

The proposals reflect Brampton’s ongoing efforts to accommodate population growth through a combination of housing intensification and mixed-use development. The Mayfield Road corridor, located along the city’s northern boundary, has emerged as one of Brampton’s key growth areas, attracting increasing interest from residential developers.

At the same Planning and Development Committee meeting, councillors also reviewed a separate industrial development proposal on Highway 50 south of Countryside Drive. Following concerns raised by nearby Bolton residents regarding truck traffic, the committee referred the application back to city staff for further review. The proposal involves a single-storey industrial building and a temporary three-year outdoor truck and trailer storage operation.

If approved, the two Mayfield Road projects would significantly reshape this section of Brampton’s northern edge, bringing new housing, commercial opportunities, and increased density to a corridor expected to play an important role in the city’s future growth.
