Nearly 300 New Rental Homes Coming to Brampton as 14-Storey Project Breaks Ground

BRAMPTON — A major new purpose-built rental development is moving ahead in northwest Brampton, with nearly 300 new residential units expected to become available as early as the fall of 2028.

Homebuilder Primont officially broke ground Sept. 1 on the 14-storey rental building planned near Mississauga Road and Sandalwood Parkway West, marking the company’s entry into the purpose-built rental housing market.

The development is proposed to include 298 rental suites, with construction scheduled to begin this year. While a final occupancy date has not yet been confirmed, Primont has indicated that tenants could begin moving into the building in fall 2028.

One of the notable features of the project is its emphasis on larger rental homes. Primont says the building will offer a variety of unit sizes, including a significant number of three-bedroom suites intended to provide more space for families.

The project comes as Brampton continues to experience rapid population growth and increasing demand for different types of housing, including rental accommodation suitable for families who may not be ready or able to purchase a home.

The development will also serve as the first project under the company’s newly established Primont Rental Living division.

Primont president Joe Montesano described the launch of the rental division as an important step for the company and an extension of its traditional homebuilding business.

He said the company sees growing demand for quality rental housing that provides families with greater choice and believes Brampton is an appropriate place to begin its expansion into the rental market.

Brampton Mayor Patrick Brown welcomed the investment, describing Primont as a longstanding partner in the city’s growth and saying the development will bring additional housing choices to the community.

The 298-unit project could be particularly significant for families looking for longer-term rental accommodation. While many condominium developments tend to include smaller one- and two-bedroom units, the inclusion of a substantial number of three-bedroom suites could provide another option for larger households seeking rental housing.

The development also reflects a broader shift in the housing market as builders explore purpose-built rentals alongside traditional condominium, townhouse and detached-home projects.

Primont says the company has additional developments planned for Brampton in the coming years.

Another project, known as Cornerstone, is expected to launch in October in the same general Mississauga Road and Sandalwood Parkway area. That community is planned to include three- to five-bedroom townhomes and detached houses.

With construction on the new rental building expected to get underway this year and tentative occupancy targeted for fall 2028, the project will eventually add almost 300 rental homes to one of Brampton’s growing residential areas.

For a city facing continuing debate over housing supply, affordability and the need for homes capable of accommodating families, the development represents another significant addition to Brampton’s changing housing landscape.
