Major Retail Development Moves Forward as Costco and Chalo FreshCo Eye New Location on Brampton-Caledon Border

Residents of Brampton and Caledon may soon have access to a major new shopping destination as plans for a large commercial development anchored by Costco Wholesale and Chalo FreshCo move closer to reality.

A key milestone was reached this week when Caledon’s Planning Committee approved a recommendation to remove a development hold on a proposed 36-acre commercial plaza located at the northwest corner of Mayfield Road and Creditview Road, directly along the Brampton border. The recommendation will now proceed to Caledon Council for final ratification on June 23.

The proposed development at 12100 Creditview Road has been under review since late 2024. Planning staff confirmed that the developer has successfully addressed several important technical requirements, including water and wastewater servicing, environmental considerations, and transportation planning. Officials determined that the property contains no protected natural heritage features and is not affected by the future alignment of Highway 413.

Currently operating as farmland, the site is planned to be transformed into a major retail and commercial hub designed to serve the rapidly growing communities of northwest Brampton and south Caledon.

The centrepiece of the project will be a large Costco warehouse covering approximately 167,000 square feet. Plans also include a Costco gas station, extensive parking facilities, landscaping features, pedestrian walkways, and loading areas. The warehouse will be positioned along Creditview Road and is expected to become one of the largest retail destinations in the area.

In addition to Costco, the development will feature a major Chalo FreshCo grocery store of nearly 47,000 square feet. The multicultural grocery retailer is expected to serve the diverse population of Brampton and surrounding communities, offering a wide selection of international and South Asian food products.

Several additional retail buildings, restaurants, commercial units, and a drive-through fast-food restaurant are also proposed as part of the development. The project is designed to create a comprehensive shopping destination that will reduce the need for residents to travel longer distances for major retail services.

The proposal represents a significant step forward after an earlier attempt to bring Costco to the same location was rejected in 2022 because the site was located outside Caledon’s designated settlement boundary. Since then, regional growth plans and infrastructure planning have evolved, making the development more compatible with future growth objectives.

While the project continues to move through the municipal approval process, construction timelines have not yet been finalized. Previous comments from the development team suggested that site preparation could begin once approvals are secured, with building construction expected to follow thereafter.

For residents of Brampton, Caledon, and nearby communities, the development could bring substantial economic benefits, including new jobs, increased retail options, expanded grocery choices, and enhanced commercial services. If approved by council, the project would become one of the most significant retail developments planned for the Brampton-Caledon border in recent years.

The June 23 council meeting is expected to be closely watched by residents, businesses, and shoppers eager to see whether one of the most anticipated retail projects in the region can move forward toward construction.
