Brampton Townhouses See Price Dip Despite Sales Boom: Buyers Snap Up Homes as Listings Shrink

Brampton’s housing market turned dynamic in October as buyers rushed back into the market, sending townhouse sales soaring by more than 22 per cent, even as average prices dropped by over $8,000 compared to September.

According to data from Zoocasa, Brampton’s overall housing activity saw a healthy rebound, with total property sales up more than 6 per cent from the previous month. The average selling price across all property types inched up slightly to $934,245, while new listings fell sharply—down nearly 20 per cent, tightening supply across the city.

Detached homes and townhouses led the charge, with detached sales rising 7.8 per cent and townhouse transactions jumping 22.4 per cent. Yet, both categories saw modest price declines. The average townhouse price slipped from $789,146 to $780,983, a drop of $8,163, while detached homes averaged $1,064,920, slightly below September’s $1,067,688.

The semi-detached segment performed steadily, with sales climbing 5.6 per cent and the average price increasing 1.4 per cent to $817,063. These homes also sold the quickest—spending an average of 28 days on the market.

Condo sales, however, told a different story. Apartment condos saw a steep 26.3 per cent decline in sales, with only 14 transactions recorded and prices down 8.5 per cent to $431,579. Condo townhouses also softened slightly, with sales dipping 6.7 per cent and prices edging down 0.2 per cent to $605,607.

Across Peel Region, total sales climbed 10.1 per cent from September to 1,097 transactions, marking the region’s strongest sales month of 2025. The average selling price in Peel ticked up 0.6 per cent to $965,359, while both new and active listings fell by 18.6 per cent and 9.1 per cent, respectively.

Despite tighter inventory, Zoocasa reports that market supply remains healthy, with more than five months’ worth of listings still available. On average, homes stayed on the market for 54 days, just one day longer than the month before.
