Brampton Residents Push Back on Proposal for Four New Homes in Churchville Heritage District

A plan to build four estate-style homes at 7631 Creditview Road has sparked debate in Brampton’s only heritage conservation district, with many residents warning the development could undermine the historic character of the Churchville community.

The proposal, submitted by Design Plan Services Inc. on behalf of Amaninder and Rasneet Bharj, seeks to amend the zoning bylaw and create five residential lots — four for new homes and one for the existing house — along with a private condominium road.

At a public meeting on September 8, more than a dozen residents voiced opposition. Antonio Pinheiro argued that splitting the property into multiple lots “is not what our community has been for the last 200 years.” Kathryn Fowlston called the proposal “precedent-setting” and said it would “erode the integrity of our district,” adding that the removal of six mature trees would be an irreplaceable loss.

Other residents echoed concerns that further subdivision would “initiate the destruction” of Churchville’s heritage character and set the stage for future development that could transform the village beyond recognition.

Not all speakers opposed the plan. Longtime resident Sarah Pengilley defended the proposal, pointing out that subdivision is part of Churchville’s history dating back to the 1800s and arguing that four new lots would not fundamentally alter the neighbourhood.

City staff say they are reviewing the application and will provide a recommendation at a future planning and development committee meeting, taking into account environmental considerations, the condition of the on-site sewage system, and whether the design is appropriate for the heritage district.
