Brampton’s planning and development committee has approved amendments to the official plan and zoning bylaw to enable a large mixed-use project on the west side of Mississauga Road near Williams Parkway. Filed by KLM Planning Inc. for Four X Development Inc., Mustque Development Inc., and Pencil Top Developments Inc., the plan calls for 2,929 new homes—660 detached houses, 691 townhouses, and 1,578 apartment units across multiple buildings ranging from six to 24 storeys—plus about 4,700 square metres of street-level commercial space integrated into select townhouse blocks and apartment buildings. The subdivision also reserves lands for parks, protects natural heritage areas, and includes a new fire station.
Residents raised concerns at the Oct. 6 committee meeting and in written submissions, citing strained schools, congestion, transit capacity, and public safety. Kartik Shah urged the city to tie occupancy to completed infrastructure rather than future plans, while Sashi Maruvada warned that added density could worsen gridlock, pollution, and emergency response times without more green space and policing resources.
City staff, led by development planner Yin Xiao, noted Peel Region’s project to widen Mississauga Road from four to six lanes to help reduce traffic, and said the community’s design must accommodate future transit infrastructure. Staff also highlighted a nearby fire station planned at Mississauga Road and Williams Parkway, a new police station at Mississauga Road and Lagerfeld Drive expected to be operational in 2026, and the city’s plan—though not yet funded—for a third hospital north of the site at Bovaird Drive and Mississauga Road. A statutory public meeting was held Nov. 4, 2024, with additional consultation on Jan. 15. Concluding the application represents “good planning,” staff recommended approval, which the committee granted. Area councillors Michael Palleschi and Navjit Kaur Brar did not respond before publication.
