119 New Homes and Shops Planned for Mayfield–McLaughlin: Brampton Eyes Major Suburban Expansion

A quiet stretch of farmland at Brampton’s northwest edge could soon transform into a bustling new neighbourhood. The City of Brampton is reviewing a development proposal for 119 homes and 4,000 square metres of retail space at the southwest corner of Mayfield and McLaughlin roads — land that is currently zoned for agriculture.

The proposal, submitted by McLaughlin Developments Inc. in partnership with Glen Schnarr and Associates Inc., seeks amendments to the city’s official plan and zoning bylaws to accommodate both housing and commercial space. The development would be divided by a natural heritage corridor, with 74 street townhouses on the west side and 32 condominium townhouses alongside a retail block on the east. Three additional residential blocks with up to 13 lots are also part of the plan.

City planning officials say the proposal aims to strike a balance between urban growth and environmental preservation, but several technical concerns remain under review — including how the new subdivision will blend with surrounding low-density housing, manage traffic, and handle water, sewer, and stormwater services. Noise, pollution, and visual impacts from the retail zone are also being evaluated.

A public meeting to gather resident feedback was scheduled for October 6 but was adjourned after no community members attended. The area already features new subdivisions to the south and established homes to the north, east, and west, marking this as one of the last major undeveloped parcels along the Mayfield corridor.

City staff will present a final recommendation report at an upcoming planning and development committee meeting. Area councillors Michael Palleschi and Navjit Kaur Brar, whose wards include the project site, did not respond to requests for comment before publication.
