A proposed development could transform the area surrounding Erin Mills Town Centre into a vibrant, sustainable residential community.
The Erin Mills Town Centre area is set to undergo a significant transformation with plans for a large-scale residential development.
Located on the south side of Erin Centre Boulevard and east of Glen Erin Drive, the proposed project includes nine high-rise buildings ranging from 20 to 44 storeys, totaling 3,162 residential units. The site, currently home to businesses such as Dollarama, HomeSense, Pizza Pizza, clinics, and other shops, is poised for redevelopment.
The ambitious plan follows the January 2023 sale of the Erin Mills Town Centre property by the Ontario Pension Board-affiliated OPB (EMTC) Inc. to a consortium of developers for $272 million.
A Vision for Mixed-Use, Sustainable Living
The redevelopment will reimagine over 80 acres of land around the 900,000-square-foot shopping mall. Plans include creating a mixed-use residential community focused on sustainability. Green spaces and energy-efficient buildings are key components of the project, according to HBNG Holborn Group, one of the developers involved.
“There are pockets of parking lot areas surrounding the mall that can be redeveloped into mixed-use, high-rise developments,” said James Stevenson, vice-president of planning and development for HBNG, in an interview with Real Estate News Exchange in June 2023.
Community Reaction and Concerns
The announcement has sparked mixed reactions from local residents. While many support the development’s potential to address housing shortages, others express concerns about the strain on infrastructure and services.
“As a resident of Central Erin Mills, I’m in support of densification, but infrastructure and services need to keep up with the population growth,” one Reddit user commented.
“Too much for an area where schools and other services, including the hospital, are already stretched,” another resident remarked.
Part of Mississauga’s Mall Redevelopment Strategy
This proposal is part of Mississauga’s broader “Reimagining the Mall” initiative, which aims to transform six major mall areas, including Erin Mills Town Centre, Meadowvale Town Centre, South Common Mall, Sheridan Centre, Rockwood Mall, and Westwood Square.
Erin Mills Town Centre joins other malls in the city that are slated for redevelopment. Plans for Dixie Outlet Mall and Sheridan Centre (rebranded as Sherwood Village) have also been submitted to the city.
Early Stages of Development
The Erin Mills Town Centre project is still in its preliminary phase, with an application notice posted on Dec. 4, 2024, on the City of Mississauga’s website. As the proposal moves forward, further community consultations and planning reviews will shape the future of this transformative development.
