178-Unit Townhouse Development Proposed for Northeast Brampton Sparks Density Debate

A new 178-unit townhouse development has been proposed for northeast Brampton, with city staff currently reviewing an application by Georgian Mayfield Inc. to amend the Official Plan and zoning bylaw to allow higher-density residential use at 6875 and 6889 Mayfield Road, located east of Gordon Randle Drive.

A statutory public meeting on the proposal will take place during the city’s Planning and Development Committee meeting on November 3 at 7 p.m.

According to city planning documents, the new proposal seeks to significantly increase the density approved by an Ontario Land Tribunal (OLT) decision in May 2023, which permitted 84 back-to-back townhouses on the site. The revised plan calls for 178 stacked back-to-back townhouses distributed across seven three-storey blocks, each featuring rooftop terraces.

The developer is proposing a mix of one- and two-bedroom units, with 282 underground parking spaces and 11 surface parking spots, along with 820 square metres of outdoor amenity space for residents.

City planning staff noted that the lands north of the site are bordered by Mayfield Road and agricultural land, while to the south lie open spaces and upscale single-detached homes. Additional single-family homes are located to the east, and a natural heritage system—with more executive homes beyond it—sits to the west.

The city report outlines several key considerations in evaluating the proposal, including:

  • The appropriateness of the increased density and building form in relation to nearby executive-style homes.
  • The potential benefits of adding new housing units that contribute to Brampton’s Housing Pledge.
  • The anticipated traffic impact from the higher density.
  • Construction-related disruptions, including potential noise and dust.
  • The planned removal of existing trees to accommodate the new development.

City staff will gather public feedback and technical input before preparing a final recommendation report to be presented at a future Planning and Development Committee meeting.
