Construction Begins on 174-Unit Purpose-Built Rental Apartment in Brampton

Construction has officially begun on a new 10-storey purpose-built rental apartment building in Brampton’s Valley Creek neighbourhood, marking another step toward increasing the city’s supply of much-needed rental housing.

The development, known as Valley Creek Apartments, is being built at 1925 Cottrelle Boulevard, near McVean Drive in east Brampton. Developed by Jindal Developments Ltd., the project will add 174 modern rental units and is expected to be completed during the first quarter of 2028.

A groundbreaking ceremony was held on June 28 to mark the start of construction, with excavation work already underway. The project is designed to help address Brampton’s growing demand for rental housing as the city’s population continues to expand.

According to Manni Chauhan of G-Force Urban Planners and Consultants, the planning firm that secured approvals for the development, purpose-built rental projects have long been needed in Brampton. He noted that the development was originally proposed as a condominium project but was later redesigned as a rental apartment building in response to changing market conditions and increasing demand for long-term rental accommodation.

The apartment building will offer a diverse mix of housing options, including nine studio apartments, 30 one-bedroom units, 66 one-bedroom-plus-den units, 60 two-bedroom units and nine three-bedroom-plus-den suites, providing accommodation suitable for individuals, couples and families.

Residents will also have access to a range of amenities, including 58 surface parking spaces, 154 underground parking spaces, 34 bicycle parking spots, two loading areas and a landscaped park. Chauhan described the project as featuring a modern architectural design that will complement the surrounding neighbourhood.

The site plan agreement for the project was finalized on June 25, while the building permit application has been submitted and is expected to be issued shortly.

Pushap Jindal, President of Jindal Developments Ltd., said the company is proud to move forward with a project that responds to the growing need for quality rental housing in Brampton. He noted that the development reflects the company’s commitment to providing modern, purpose-built rental homes at a time when demand for rental accommodation continues to rise across the region.

Once completed, Valley Creek Apartments is expected to accommodate approximately 450 residents. Rental rates have not yet been announced, with leasing and marketing activities expected to begin in late 2027 ahead of the anticipated occupancy in early 2028.

The project represents another significant investment in Brampton’s residential infrastructure and is expected to contribute to the city’s efforts to improve housing availability and provide greater choice for current and future residents.
